Having an awesome Pre-Listing Package is proven to be highly effective in standing out to other competing Realtors. Just by having a Pre-Listing Package is already putting you ahead of half the other Realtors out there. The problem is that most Pre-listing Packages are relatively boring to read and result in being hardly ever touched. This is a huge problem because the Pre-Listing Package is meant to show your experience and expertise in the Real Estate Market to the Sellers. If they show no interest in reading about your work then how can you expect them to be interested in you?

During a brainstorming session with a colleague, we discussed the emotion and awe many Apple customers have when they unbox a new Apple device. Every detail of the packaging is thought out. Even the plastic slip that holds the cables together oozes premium.
I wanted to create a similar experience for my potential sellers. I went and found some very elegant boxes online and in art stores to house my actual Listing Presentation. I want to show my potential clients that I go the extra mile in everything I do. A homeowner is not going to want to settle for mediocrity when it comes to selling their home. It helps to be a little Extra sometimes.
Bring Your Pre-Listing Package to the 21st Century
We talked about the importance of having an elegant box, but now on to the actual Pre-Listing Package. Luckily for you, there are many awesome FREE templates out there to choose from. All you need to do is fill it in with your content. I have compiled a list of my personal favorite themes and templates for you.
Apple Keynote: Blueprint Theme
Google Slides: Portfolio Theme
These are relatively simple templates that allow you to drag and drop text and images. This also gives you the option to make your portfolios PDF files or even stay as Presentation Files if you wanted to do a digital presentation for your client.
I also bought a 4G capable iPad (with Find My iPhone enabled) and went to work. When sellers open the box, they only have to press the main button and the unlock screen asks if they’re ready to sell their home. Then the home screen has been cleared out except for what I want them to view.
Trial and error taught me to include a brief guide of where to click. Under the iPad is a chamber for print materials. I include a handwritten note, a sample calendar for the listing and sample marketing materials.
Ideally, this achieves two goals:
Get the listing
Get them talking
Okay, making a Pre-Listing Package can be tedious and time-consuming.
